Overview

Hayes Village transforms the site of a former Nestle Factory in West London into a new 1,386-home neighbourhood with over 7 acres of green space.

Hayes VIllage is a unique regeneration project that will deliver 1,386 new homes on the site of the former Nestle factory in Hayes. The site has been closed to the public for over 100 years, and Barratt London and property investment company SEGRO are working together to deliver an exemplary urban renewal project which celebrates the site’s heritage.

In addition to new homes, the development will deliver 230,000 sq ft of light industrial space and create at least 500 permanent jobs. It will also provide over 3 hectares of public open space, including a 1.3km trim trail, and open up 300m of canal footage. Sustainability is at the heart of Hayes Village, with 2,000 cycle spaces, electric vehicle charging points and extensive landscaping.

In recognition of the site’s history, key elements of the original factory design will be restored and integrated back into the new homes. The iconic Art Deco entrance will be retained, alongside the original staircase and south façade of the main factory building. In addition, historic factory machinery and artefacts will be integrated into the apartment buildings to retain original character. The original canteen building will be refurbished and gifted to the Council to provide community use.
