Partnerships are central to our success and we maintain and develop strong relationships with a diverse range of organisations - from Homes England, local authorities and housing associations to private landowners, financial partners, land promoters and property agents.
We are the partner of choice for the public sector, working collaboratively and delivering 1,067 new homes (8% of our total output, excluding joint ventures) on public land in 2023. These diverse projects are creating new sustainable urban extensions, redeveloping redundant hospitals and transforming failing social housing estates.
We are a major developer of affordable housing delivering over 34,000 new affordable homes over the last 10 years.
We continue to develop productive collaborations with private sector companies and a good example is our work with Sainsbury’s at Fulham Riverside in Fulham, and Nine Elms in Vauxhall, where we are delivering new superstores as part of the site development.
Joint ventures
The Group has entered into a number of joint venture arrangements, in particular in London, which has enabled us to secure excellent land opportunities and develop larger, more complex sites in the capital.
We have 50:50 joint ventures with L&Q at Queensland Terrace in Islington, Fulham Riverside in Fulham and Nine Elms in Vauxhall, with British Land at Aldgate Place on the edge of the City of London, and Morgan Stanley Real Estate Investing at Enderby Wharf in Greenwich. We also have a 75:25 joint venture with Metropolitan Housing at Hendon Waterside, West Hendon.
Our Southern division has a strong relationship with Wates and we currently have four joint ventures developments with Wates in the South East.
In Milton Keynes we are working in joint venture with Places for People to develop the Brooklands site which will deliver over 2,000 new homes.
